We do not act as a principal in any property transaction and do not own, sell, or let property in our own capacity unless expressly stated.

NO CLIENT MONEY

Gold Atlantic Limited does not receive, hold, or control client funds.

All financial transactions including, but not limited to:

  • Property purchase payments

  • Reservation fees

  • Rental income

  • Tenancy deposits

are made directly between clients and the relevant third parties.

We do not operate a client account and do not provide Client Money Protection.

ADVISORY NATURE OF SERVICES

All services provided by Gold Atlantic Limited are advisory and coordination-based only.

We do not provide:

  • Financial advice

  • Investment advice

  • Legal advice

  • Tax advice

Any information provided is for guidance purposes only and should not be relied upon as professional advice.

Clients must obtain independent professional advice where appropriate.

INTRODUCTIONS AND THIRD PARTIES

Gold Atlantic Limited may introduce clients to:

  • Property developers

  • Landlords

  • Tenants

  • Contractors

  • Managing agents

  • Other third-party service providers

Such third parties operate independently.

We:

  • Do not control their actions

  • Do not guarantee their performance

  • Are not responsible for their services

Any agreement entered into is solely between the client and the third party.

NO RESPONSIBILITY FOR THIRD-PARTY TRANSACTIONS

Gold Atlantic Limited shall not be liable for:

  • Any transaction between a client and a third party

  • Any payment made to a third party

  • Any loss arising from third-party actions, omissions, or failures

PROPERTY INFORMATION

All property-related information is obtained from third parties and is provided for general guidance only.

We do not guarantee:

  • Accuracy or completeness of information

  • Property condition

  • Investment performance

  • Capital growth

  • Rental income

Clients are responsible for carrying out their own due diligence.

PROPERTY MANAGEMENT SERVICES

Where property management services are provided:

  • We act as a coordinator and facilitator only

  • We do not hold rent or deposits

  • Financial control remains with the landlord

We are not responsible for:

  • Tenant behaviour

  • Tenant payment performance

  • Contractor performance

  • Building management decisions

FEES AND COMMISSIONS

Gold Atlantic Limited may receive:

  • Advisory fees

  • Management fees

  • Introduction fees or commissions

Such fees reflect the services provided and do not alter the contractual relationship between the client and any third party.

LIMITATION OF LIABILITY

To the fullest extent permitted by law, Gold Atlantic Limited shall not be liable for:

  • Any direct or indirect financial loss

  • Loss of profit, opportunity, or investment return

  • Any reliance placed on information provided

  • Any delays or failures caused by third parties

  • Any matters outside our reasonable control

Our total liability, where applicable, shall be limited to the fees paid to us for the relevant service.

REGULATORY POSITION

Gold Atlantic Limited is a member of the Property Redress Scheme (PRS).

However:

  • We do not hold client money

  • We operate on an advisory and coordination basis

Accordingly, certain regulatory protections applicable to transactional agents may not apply.

ANTI-MONEY LAUNDERING (AML)

Gold Atlantic Limited does not act as a transaction handler or financial intermediary.

We do not process or handle client funds and therefore do not undertake financial transaction monitoring.

Where required, clients may be subject to identification or verification procedures.

Responsibility for AML compliance in relation to transactions rests with the relevant parties involved in the transaction.

CLIENT RESPONSIBILITY

By engaging with Gold Atlantic Limited, you acknowledge and agree that:

  • You are responsible for your own decisions

  • You will conduct independent due diligence

  • You will seek professional advice where necessary

  • You enter into transactions at your own risk

NO WARRANTY

All services and information are provided on an “as is” basis without any warranties, express or implied.

GOVERNING LAW

This disclaimer shall be governed by and construed in accordance with the laws of England and Wales.
